# Pueblo Magico San Sebastian del Oeste Moving to the Mexican Pacific Coast
San Sebastian del Oeste is a small magical town (pueblo magico) on top of what we call the Sierra Madre Occidental mountain range. It is located 65 km (40 miles) north-east of Puerto Vallarta in the state of Jalisco. Most of the time, we enjoy clear blue skies and mild weather, but beware, we do have a rainy season, sometimes with thunderstorms. The average temperature in San Sebastian and its surroundings is 25°C (77°F) from October through June and can rise to 30-33°C (86-91°F) during the hot summer months (July through September).
### Exploring the “Mexican Sierra” and San Sebastian del Oeste
Spectacular landscapes, lush vegetation, and exciting mines are waiting to be discovered. Various great hiking trails will take you from deep into the jungle to the top of one of the many mountains. Here, you will spot birds and other wildlife. While walking into town along one of the many cobblestone streets, you will pass one of the many family-run restaurants, tiendas (small grocery stores), and cafés.
### Local Specialties in San Sebastian del Oeste
San Sebastian is famous for its “chocolate de metate.” Chocolate de metate is made in the traditional way with local cocoa beans and is mixed with sugar and cinnamon on a flat stone surface, which is called Metate, and rolled with a stone rolling pin (called Metlapil). Coffee is another specialty that is locally produced and is called “cafe de olla.” It is made in small batches and sold at the local stores.
Mezcal is another local product you will see in San Sebastian del Oeste. Local producers make delicious mezcal from Agave which grows in the area.
And last but not least, the famous “Raicilla,” which is a close cousin of Tequila and Mezcal. It has its own denomination of origin (DO) and is being produced in specific areas of Jalisco.
### How to Get to San Sebastian del Oeste
It is relatively easy to get here by car and public transportation since Puerto Vallarta is the closest international airport. A bus leaves Puerto Vallarta every couple of hours and will take you right into town. You will pass a few small villages along the way that are fun to explore.
If you are driving yourself, you will drive from Puerto Vallarta via Las Palmas and Mascota towards San Sebastian del Oeste. The roads are paved (with a few potholes), and once you leave the Puerto Vallarta area, you will see more and more lush vegetation and fantastic views as you climb in elevation.
Local flights arrive at the closest small airports in Mascota or Atenguillo.
### Living in San Sebastian del Oeste
San Sebastian is what we call a “magical town” because of its history and authenticity. It has preserved its original colonial charm. Many foreigners are choosing to make this their home due to its charm, fresh mountain air, and proximity to Puerto Vallarta. Access to quality services and goods is not a problem since you can get everything you need in town or in Puerto Vallarta just 1.5 hours away.
### Buying Real Estate in San Sebastian del Oste
Real estate prices are still very reasonable compared to other areas in Mexico. You can still purchase prime ocean-view lots in the area for just a fraction of what they would cost in other areas. Houses and land are still affordable and often are much cheaper than in the beach towns. There are quite a few foreigners living in town already, as well as in some of the surrounding farms and villages. If you are looking for your little paradise in Mexico, this is a great place to start looking. The local expats are very welcoming and will be happy to show you around.
